Joanna Carr

Joanna’s property journey began at PPN Cambridge, where she attended her first-ever
networking event in December 2017. At the time, she was a primary school teacher in the final weeks of her pregnancy. 

This single event—and the inspiration, knowledge, and connections she gained—became the catalyst for launching her own property business during her maternity leave, leading to her decision not to return to her teaching career.

Starting with a Rent-to-Serviced Accommodation business, Joanna steadily grew her
venture into a short-term rentals management company. This opened the door to new
opportunities, including starting her own investment portfolio and founding a virtual
assistant (VA) recruitment business tailored to support property professionals.
Joanna is deeply passionate about the potential of serviced accommodation, both as a
business model and as an investment strategy, and she actively advocates for raising
industry standards in this field.

Beyond her property ventures, Joanna believes true success comes from a holistic
approach. She places a strong emphasis on mindset development and is dedicated to
helping others achieve their personal and professional goals. Public speaking, training,
and coaching have become integral to her work, allowing her to share her journey and
insights with others.

When not working on her businesses or helping her clients grow theirs, Joanna enjoys
spending quality time with her daughter, travelling, keeping fit and relaxing with a good
book by the fire.

Paul Wells – Property Investor

Paul Wells began his property journey in 2015, purchasing his first property through an auction site. Starting with Buy, Refurbish, and Sell projects, he soon transitioned to HMOs to accelerate cash flow. Recognising a growing demand for quality accommodation, Paul adopted serviced accommodation as a strategy in 2022, leveraging the systems he built to maximise returns on his own portfolio and offer management services to landlords and agents.

Paul’s approach combines strategic acquisitions, refurbishments, and creative financing methods, such as recycling equity through refinancing, to expand his portfolio efficiently. Over time, he’s developed a robust power team to streamline the process and ensure his properties meet all required regulations. This foundation has allowed Paul to build a highly profitable portfolio while maintaining 100% occupancy in many of his units.

Today, Paul owns, manages, or oversees more than 50 units, combining HMOs, serviced accommodation, and other rental strategies. At PPN Cambridge, he’ll share how to use serviced accommodation to scale your portfolio, streamline operations, and create profitable partnerships. Rashminder Singh Birdi – Property Investor & Serviced Accommodation Specialist

After running a successful retail business for over 10 years, Rash transitioned into property in 2016 following a weekend event that inspired him to sell up and start fresh. He began with serviced accommodation, managing multiple units, but faced significant setbacks after losing everything in crypto in 2018. Determined to rebuild, Rash partnered with Sam, an old friend from college, and together they created a robust business under the 360 brand

Today, Rash’s business oversees more than 800 units across the UK, UAE, and India, including hotels and a portfolio specialising in serviced accommodation. Over the years, Rash has developed a custom system to streamline operations and ensure long-term success. His journey from setbacks to sustainability reflects his commitment to building a business with a 360-degree approach to property.

Jin Zhang – Serviced Accommodation Investor

With over 16 years of experience in the hotel industry and an MBA in Hotel Management, Jin Zhang has developed exceptional expertise in converting and managing serviced accommodation properties in London. He has successfully transformed 8 properties into high-performing units, using a mix of Rent-to-Serviced Accommodation, owned Serviced Accommodation properties, and management models.

Jin’s in-depth understanding of the tourist and contractor markets in London provides valuable insights into customer behaviours and market trends. Currently, he is managing 3 active serviced accommodation projects in the city: 2 set for sale and 2 for long-term operation. Achieving this level of success in one of the most competitive property markets—all while running a separate business and raising a young family—demonstrates Jin’s strategic approach and resilience.
