His neighbour suggested he did Airbnb. Within 8 months, he was earning over £3000 a month from hosting, whilst still running his traditional business.
In April 2017, Neil and his business partner had to liquidate their traditional business and were half a million pound in personally guaranteed debt overnight.
Fortunately by then, Neil’s Airbnb hosting business was providing a solid backup income that significantly contributed to clearing that debt within 4 years and subsequently enabled Neil to quit his job and live off the income from hosting just from his own home.
Now, more than 17,000 guest-nights later, having hosted over 2000 guests from over 40 countries, he has turned over well in excess of the purchase price of the home he hosts from.
In his talk, entitled “One Room – One Fortune”, he shares his journey with the aim of encouraging anyone else to take the leap of faith that he did, to start an Airbnb hosting business and share in the many rewards and serendipities that welcoming people from around the world can bring.
Neil has a well-established podcast called “The Airbnb Superhost” with over 70 episodes, more than 60,000 downloads and that reaches over 120 countries around the world.

John sold his financial services company in 2012 to become a full time Estate
Planner as he realised that there was a growing need for comprehensive advice
helping clients to protect their assets.
‘Few people have a Will and from my experience, those that do, don’t have any advice given to them, their solicitor just takes instructions. Also, many people don’t use Trusts to protect their estates and the consequences are that their hard won assets are open to attack from Inheritance Tax, marriage after death, long term care fees and generational Inheritance Tax.
My aim is to make people aware of these dangers and enlighten them about what they can do to protect themselves.’

We started life living in a 1 bedroom flat which we rented from the local authority. We went on to buy that flat and continued to build a property portfolio of BTL’s and HMO’s, using the BRRR method. Having built up a multimillion pound portfolio we didn’t want to grow it any further, and decided that flipping property was the way to go. We’ve never looked back!
We have developed a system for flipping property that we follow and found that we have had great success with it. Every property renovation has taught us to hone and improve our skills. We are achieving an average 30% return on our investment. Our flips sell fast, often to the first viewers, or within the first few weeks of marketing and sometimes over the asking price.
As an example over the last 14 months we’ve flipped 3 properties and combined they have made a profit of £201,000 with one of them alone giving us a £98,000 profit (49% ROI)
We’re passionate about what we do and are keen to help others do the same. These include friends and family. One of our mentees has followed our model and purchased a property below market value, once completed he will have an expected profit of £60,000 Another has bought a property following our structure and is set to gain £100,000 profit.
We find that many people look at flipping from the completely wrong angle, not looking at the long term benefits boosting both income and portfolio.

Before this, I was always thinking outside the box and investing in other areas. I then turned to property whilst my peers were in lectures, I was stepping out of the lecture theatre to negotiate deals. I learnt some crucial lessons early on when I was ‘gazumped’ in each of my rst 3 property deals. However, I did not let this stop me and by the age of 23, I had bought my first property investment. I continued to buy subsequent properties one after another, employing no money down strategies before they were even taught and adding value to properties through a combination of extending, developing and carrying out title splits.
After achieving my nancial and property goals within a year of setting them, well ahead of the short timeframe I had set myself, I was able to retire from property altogether. However, being young and having a big interest in the property held, I returned to property for two reasons. Firstly, I have a passion for property, ‘nding deals, doing deals and structuring deals’. Secondly, I have a vision to help others get started on the property ladder. With my extensive experience and expertise it can also benefit those who have already started and are established in the property arena.

Mark Lloyd is a serial entrepreneur for the past 40+ years.
Brought up on one of the toughest council estates in England, Mark moved to London at the age of 19 where he entered the banking industry. After 6 years of working for someone else, he decided to leave and become self-employed. Mark considers this big leap as the best decision he had ever made. However, the recession of the early 90’s was a wake up call which caused him to lose almost everything – his home and also his family split up. He was able to avoid bankruptcy but the next few years were tough until he had a chance conversation with his plumber and they decided to set-up a company together. This led Mark to meeting others who joined them, eventually building five companies of which they sold two.
He bought his 1 st investment property in 2005 and hasn’t looked back since. Nowadays he usually does 2-3 property deals per year mostly in finding projects suitable for planning uplift.
In 2012 he founded Property Master Academy in 2012 to help teach and mentor people looking to start or re-ignite their interest in property investing. Mark is passionate about passing on techniques to help others succeed. Through coaching and mentoring, he shares his expertise as well as the pitfalls so people can learn from his experience. Quoted in Yahoo Finance as one of the top 10 Property Investment coaches in the UK and Winner of the Blue Bricks Property Trainer of the year award 2025. Following retirement of his business partner 3 years ago he now focuses on mentoring a select number of individuals each year.
Five years ago, Mark joined with some international investors to build the world’s first international, multi-currency, real estate crowdfunding platform on the blockchain to help developers worldwide raise money for their projects and at the same time provide investors with a good secure return.
In 2022 Mark founded Max Property Finance, a UK based finance brokerage focusing on all aspects of property investor finance. Due to Mark’s unique qualities of also being an investor and developer he understands better than anyone how to get the deal over the line!
