Southampton is undergoing significant transformation, making it a hotspot for property investors. Rachael & Lee are dynamic multi-business owners and seasoned property investors with over two decades of experience in the property industry. Together they co-directs a successful property business operating across Southampton, Cambridge, and Peterborough. Their property journey began in 2002 with single lets, and in 2017, they elevated their expertise through formal training and mentorship with Progressive Property.

Since then, they have honed their skills in property investing, specialising in HMOs (Houses in Multiple Occupation) and Serviced Accommodation. Utilizing a range of strategies including Rent2Rent, direct purchase, and Exchange with Delayed Completion, they have developed a portfolio and knowledge base that sets them apart in the field.

Rachael is also passionate about helping others succeed in property investing. As a mentor on the Progressive No Money Down Programme, she guides aspiring investors through their own journeys, leveraging her 20 years of experience in the business world to support both her mentees and joint venture partners.

In addition to their property ventures, Rachael and Lee manage a thriving Fire Risk Assessment and Commercial Cleaning business with a team of 180 dedicated staff, demonstrating their entrepreneurial acumen and leadership across multiple sectors.

When they are not driving business success, Rachael & Lee enjoy spending quality time with their five daughters.

They treasure moments with family and friends, making the most of both their professional and personal lives.

Bill Pugh is a dedicated property investor with a career rooted in construction. Starting out in London and the Home Counties, Bill later relocated to Southampton, where he rose to a director-level position in construction recruitment. Over the past 18 years, he has worked on a range of projects, from commercial-to-residential conversions to large-scale commercial, industrial, and mixed-use developments, with a combined value exceeding £500 million. Throughout his career, Bill has recognized that building strong, lasting relationships is key to long-term success in any business.

Bill’s journey into property investment began with single-let properties, gradually progressing to more advanced strategies such as tenant buyers, serviced accommodation, and HMOs across Lancashire, Hampshire, and Dorset.

He firmly believes in the value of networking and continuous learning. After formal training with Progressive Property, Bill had the opportunity to work alongside some of the country’s most renowned and successful property professionals.

His commitment to networking has helped him unlock new opportunities and fuel growth, and he is eager to share his insights, best practices, and knowledge of industry trends to help others succeed in the dynamic property market.

Outside of his professional life, Bill enjoys spending quality time with his wife and three daughters, as well as playing the occasional round of golf. For Bill, success at work and home is equally important.

With 17 years of experience in the residential construction industry, Jamie has successfully managed over 100 projects, delivering more than £3 million worth of work for families across West London, where he is recognised as a trusted local expert.

Under his leadership, JNJ Building Services has earned nine prestigious industry awards, reflecting a consistent commitment to quality, compliance, and excellence. His business is also deeply rooted in community support and philanthropy, regularly contributing to local charities and initiatives.

Beyond business, Jamie is a passionate sportsman, having completed 138 sporting events, including four Ironman 70.3 races worldwide.

In 2016, Neil recognised that his traditional business was heading into financial difficulties and so he decided he needed a backup income.

His neighbour suggested he did Airbnb. Within 8 months, he was earning over £3000 a month from hosting, whilst still running his traditional business.

In April 2017, Neil and his business partner had to liquidate their traditional business and were half a million pound in personally guaranteed debt overnight.

Fortunately by then, Neil’s Airbnb hosting business was providing a solid backup income that significantly contributed to clearing that debt within 4 years and subsequently enabled Neil to quit his job and live off the income from hosting just from his own home.

Now, more than 17,000 guest-nights later, having hosted over 2000 guests from over 40 countries, he has turned over well in excess of the purchase price of the home he hosts from.

In his talk, entitled “One Room – One Fortune”, he shares his journey with the aim of encouraging anyone else to take the leap of faith that he did, to start an Airbnb hosting business and share in the many rewards and serendipities that welcoming people from around the world can bring.
